Head of chambers, Ain Bisharod
Advocate, Supreme Court of Bangladesh
Property, land and real estate lawyer in Dhaka
Profile
Matin Sarkaer Mishuk is an Advocate of the Supreme Court of Bangladesh and head of chambers at Ain Bisharod, a Dhaka law firm built around land, property and real estate law. For more than 8 years, his practice has centred on one question his clients keep asking: is this property safe to buy, hold or transfer?
He answers it from both sides of the table. As former Head of Legal at Aakash Developments Limited, he worked on project land acquisition, joint venture agreements, RAJUK approvals and buyer handover. In chambers, he represents individual buyers, landowners, developer companies and a large number of non-resident Bangladeshis who need their property in Bangladesh verified, protected or transferred without travelling home.
His work covers title tracing through CS, SA, RS and BS records, mutation and khatian correction, leasehold matters before RAJUK, MoHPW and NHA, power of attorney, developer-buyer disputes and civil litigation over land. He has handled matters in Dhaka, Narayanganj, Rupganj, Gazipur, Narsingdi, Cox’s Bazar and Inani.
Most property disputes I see in court could have been stopped with one careful document check before the money changed hands. That check is where I prefer to start.Adv. Matin Sarkaer Mishuk

Case study
Inherited land in Narayanganj blocked by a mutation error
- Client
- NRB heirs living in the United Kingdom
- Problem
- The RS record listed a deceased co-sharer’s share under the wrong plot, so the AC Land office refused mutation and a buyer walked away.
- Work done
- Traced the chain from the CS to the BS record, filed a mutation correction with supporting succession documents and followed the matter through hearing under a registered power of attorney.
- Outcome
- Mutation corrected and khatian issued in the heirs’ names. The sale completed without the clients travelling to Bangladesh.
Case study
Delayed apartment handover in Dhanmondi
- Client
- Apartment buyer
- Problem
- Handover was more than two years late and the building deviated from the approved RAJUK plan.
- Work done
- Reviewed the sale agreement and approvals, served a legal notice and led a negotiated settlement under the agreement’s dispute clause.
- Outcome
- Possession and registration completed with agreed compensation for the delay, without a full court case.
Case study
NHA leasehold apartment registration for an NRB buyer
- Client
- NRB buyer living in the Middle East
- Problem
- The apartment was on NHA leasehold land and the seller had not obtained sale permission.
- Work done
- Verified the lease and allotment records, obtained NHA sale permission and prepared the deed and power of attorney for registration.
- Outcome
- Deed registered and mutation completed in the buyer’s name.
Case study
Project land due diligence before a joint venture
- Client
- Real estate developer
- Problem
- A gap in the title chain from an unregistered heba left part of the land open to challenge.
- Work done
- Full title and record review, identified the defect and arranged a registered ratification deed from the heirs before the JV agreement was signed.
- Outcome
- Clean title for the project land and a JV agreement signed on a verified chain.
How he works
- Listen and review. Every matter starts with the documents, not assumptions. Clients receive a clear view of the risks after the first review.
- Written quotation. Fees and timelines are agreed in writing before work begins, with no hidden costs.
- Verification before payment. For purchases, title, records and approvals are checked before the client pays the seller.
- Regular written updates. Clients in Bangladesh and abroad receive progress in writing, with copies of documents at each stage.
Writing and publications
He writes on Bangladeshi land and property law for buyers, landowners and practitioners, in Bangla and English. Recent topics include RAJUK sale permission, succession certificates, multiple-sale scams in land and apartment purchases, and land document vetting.
